  • Prestige Property Consulting.com.au is  trading name for the company
    JD & AM Properties Pty Ltd.

  • The company is a licensed corporation.
  • All Consultants of Prestige Property Consulting.com.au attend yearly training to achieve the CPD 12 points needed to maintain education standards and qualify for renewal of their certificate of registration or
    Real Estate License each year.
  • All Buyers Consultants are either licensed real estate agents or professional consultants with certificate of registration.
  • Prestige Property Consulting.com.au is a member of the
    Real Estate Institute www.reinsw.com.au

  • We are continually training and educating ourselves in this fast moving industry to ensure we are up to date in the market place.

Option 1

FULL SERVICE

A team of professionals do all the hard work for you, we will search, locate and negotiate the purchase for you. We aim to arm you with all the information you need to make an informed decision.

Includes:

  • Comprehensive consultation to obtain a full understanding of the criteria
    of the property you wish to purchase, creating a detailed property brief.
  • Extensive market and Data research, inc comparable sales list
    & suburb analysis.
  • Access to all current listings in the chosen area.
  • Inspections of properties, liaising with the real estate sales agents.
  • Short listing of suitable properties.
  • Arranging for you to inspect suitable short listed properties.
  • Regular email updates of properties inspected and short listed
    on your behalf.
  • We can also source “hidden” listings that have not even come
    on the market yet.
  • Approach owners of specific area you are wanting to purchase
    in for a private sale.
  • Negotiation on purchase price, terms, conditions and inclusions etc.
  • 4 month Agency Agreement, meaning you have up 4 months use
    of our services.
  • Coordination of necessary support services ie, Mortgage broker, conveyance, pest inspection, building inspection, tradesmen, property manager etc.
  • Access to our preferred alliances at discounted rates exclusive to
    clients of Prestige Property Consulting.com.au
  • Auction bidding.
  • We follow up after exchange of contracts to final settlement, liaising with conveyancer, mortgage broker, real estate agent etc to ensure all is running smoothly for settlement.

You have our commitment and loyalty to find you the best possible property within your listed criteria, in your property brief.

We charge an up front retainer fee on commencement of signing the buyers agency agreement. On successful purchase the success fee is then payable which includes the up front retainer fee.

Option 2

NEGOTIATION ONLY

This option is for those who are happy to find the property to suit them or have already found the perfect property for them. You simply find the property and leave the rest to us.


This option includes:

  • Extensive sales and data research.
  • Property negotiation.
  • 4 month agency agreement.
  • Knowledge & experience of a qualified team.
  • Coordination of necessary support services
    Mortgage broker, conveyancer, pest and building inspection,
    tradesmen etc.
  • Access to our preferred alliances at discounted rates exclusive to clients of Prestige Property Consulting.com.au
  • Auction Bidding.

We charge an up front retainer fee on commencement of signing the buyers agency agreement, on successful purchase the success fee is then payable which includes the up front retainer fee.

Option 3

AUCTION ONLY

Bidding at auction can be very exciting, stressful and nerve racking and it makes sense to have a professional team on your behalf trying to achieve the best result for you.

We are able to offer Auction only fee as follows:

Attendance fee of $450 is payable if we do not secure the property on the day of auction. Success fee of $950 is payable if we are successful and our winning bid secures you the property on the day.
(Please note the attendance fee is included in this success fee).

All bidding at auction fees are to be paid on the day.

Please note: If you are already selected Option 1 or 2, there is no further charge, this is included in your fee.

Option 4

PROPERTY APPRAISAL REPORT ONLY

 

This option is for clients who wish to do all the work of searching and negotiating on the property, but are unsure as to it’s true market worth. This option will help put the purchaser in a great position to negotiate on the property armed with important information needed to make an informed decision.

This option includes:

  • Inspection of the property by one of our qualified Buyers Agents
  • Digital photography of property and improvements on the property
  • Description of property features pointing out positive & negatives to the property & the surrounding neighbour hood
  • An RP Data Report of the individual property, including sales history of the subject property, comparable sales, suburb profile information, demographics, current median prices of the suburb
  • Our appraisal of our opinion of property’s worth in the current market conditions
  • A rental appraisal letter from a local property manager for investors

This Option is ideal for clients who have found that perfect property but are unsure as to the appropriate price to pay.

It is wise to have that second opinion from an expert in the industry.

This option is great value for money at only $500.

The Property Appraisal Report is sent to you in both PDF format (via email) and also posted to you in a bound hardcopy format
